Every week, the committee decided whether to raise, hold or cut prices across a dozen communities — largely by whoever argued hardest in the room. The demand data, the competitor pricing, the financing mix, the inventory age, the appraisal ceiling all existed. None of it was in front of the committee when the vote happened.
We built a weekly console that tests every price move against 18 data sets before anyone votes. One community needed a bigger raise than anyone had proposed. Another was about to launch an expensive rate buydown the data said to skip. A third was one base-price cut away from putting 22 backlog buyers back in play. Each got a verdict, not a suggestion.
